The idea of a “final walk-through” appears to confuse buyers and also sellers of homes. Here is a clarification of a walk-through.

Can it be used to re-negotiate the terms of the contract at the last minute?

Normally the buyer prior to settlement carries out a final walk-through. The idea is to be sure the seller is delivering the home to the buyer in the condition they agreed to under the terms of their contract. Therefore it includes checking on anything the contract says about the condition of the property.

One requirement often seen in contracts about the condition of the home at the time of settlement and possession by the new owner is that it will be “in substantially the same condition” as on the date of the contract. Another frequent requirement is that it will be “broom clean.” Still, another is that all the working parts of the home (such as heating and cooling systems, plumbing, appliances that convey electrical systems, etc.) be “in normal working order.”

At times contracts and add-ons to them involve things like a new rug to be installed, gutters to be cleaned out, and HVAC systems to be “professionally serviced and changed the filters.”

Read Your Contract

It’s a good notion for both seller and buyer to review their contract giving attention to what is said concerning the condition in which the home will be conveyed. Those are the things that should get attention at the walk-through.

Seeing today’s market prices for homes and how they have extremely increased, mortgages have turned into a requirement when buying a home. If you have poor credit, you can get nervous lenders to issue a loan if you put down 25 percent of the sales price.

Down payments are an integral part of achieving the best mortgage possible. If you don’t have any cash put away towards the home, you are risking paying tens of thousands of dollars, if not more, in additional interest compared to what you would be paying had you set aside some money to put towards the home.  All and all, it just makes sense to maximize your down payment as much as possible when purchasing a home.

What Does A Real Estate Agent's Open House Have Anything To Do With Internet Marketing?

 

 

What is the purpose of the open house?

 

And did you constantly surprise why some real estate agents continuously try to get your name as well as your contact information when you attend their open house? Take this little quiz and see if you know the purpose of the open house.

 

 Real estate agents hold an open house to:

 

a)         Have a party in the neighborhood.

 

b)         Give out candies and cookies just to be friendly.

 

c)         To socialize and “get to know” the neighbors.

 

d)         To collect names and contact information of all visitors so he can follow up, later on, to sell them homes.

 

If you answered (d), you are absolutely correct. Most people who come to an open house do not buy on their first visit. Nevertheless, a good agent will collect all names and contact information of his visitors during an open house. The agent usually has some incentive for the exchange of these names and contact info. He might give away a homebuyer’s magazine, a magnetic calendar, or offering a free market analysis of a visitor’s home.

 

Why would the agent want to collect their names and phone numbers? Because he/she can follow up with these visitors down the road and try to sell them later on. He might have to keep in touch with his visitors over a period of time, but the end result is worth it. Statistically, some will wind up selling or buying from the agent. The key to getting big commission payments each month is building a database (pipeline of prospects) by gathering all names and phone numbers of every visitor who comes to the open house.

 

In the virtual estate world, there is no difference. Most people who come to your site the first time will not buy. A small number of people will buy on their first visit, but this is an exception, not the rule. Research shows that it takes an average of seven contacts before someone will buy a product or service. During this time it is all about building trust. It is true – people do business with those they trust. The first key to building trust is simply asking for your prospect’s name and email address.

 

So what’s the best way to get surfers to give you their email addresses? Simple – set up an autoresponder account. An autoresponder captures a visitor’s name and email address and is usually managed by a third party server (you can also surf the net to find some autoresponder scripts that you can install and manage it yourself directly on to your site, but this is not recommended.)

 

 

 

Want to make it enticing for your visitors to submit their email addresses? Give away something valuable such as a free report, e-book, or even a mini e-course that is relevant to the product or service you’re trying to sell.

 

Like a good real estate agent does to his list of potential clients, you can follow up and start building trust with your visitors. A mini e-course is an excellent way to do this. You can set up your autoresponder to systematically send to your list periodically (i.e., one lesson every 3 days). Eventually, some will buy.

 

If your free offer is compelling enough, it is not hard to get a 10% subscription conversion from your visitors. Let’s say there are 100 visitors who come to your site every day, 10 will sign up in exchange for the freebies. At this rate, in one year you will have a total of 3600 email addresses in your database.

 

You can then market to your list any way you want. You can send an e-blast to all, or your preferred customers only with a special offer of a new product (a sequel?). You can as well do any backend marketing that is similar to the initial product. You can also do affiliate marketing by using other internet marketers.

 

To look at the possible kind of money you can make, let’s say that you send out an e-blast to your list broadcasting a new product and the product is $97, but because of the special promotion, it’ll be $57 for a limited time. Assuming that 4% will convert into buyers, 144 will buy (3600 x .04 = 144). This will net you $8208 (144 x 57 = 8208), not a bad salary for just “broadcasting” to your list. Of course, this is not the end. You can make money again and again by offering other products, not necessarily your own.

 

To recap, making money in the virtual world isn’t rocket science. A good internet marketer’s first and foremost important task is similar to that of a good real estate agent – capturing his or her visitors’ names and contact info. When all else fails, remember rule number one: ALWAYS have a tool to capture email addresses. In fact, this is so important I’m gonna have to make it a mantra for you. Please repeat after me:

 

·         I SHALL ALWAYS CAPTURE ALL MY VISITORS’ EMAIL ADDRESSES.

 

·         I SHALL ALWAYS CAPTURE ALL MY PROSPECTS’ EMAIL ADDRESSES.

Overpricing Homes: Sellers #1 Mistake When Listing Their Home

 

Home sellers mention that over-pricing was the major mistake they made during the time they list their homes. The next biggest mistake is dealing with the same real estate agent who represented the buyer.

Over-pricing a property is the number one error sellers said they made when listing their homes, as indicated by a new nationwide real estate e-mail survey.  The margin was closely 3-1 over the second choice regarding homes for sale.

The Survey respondents mention that their next major mistake was “dealing with the same real estate agent who represented the buyer,” thus setting up a likely conflict of interest and probably a perception that the buyer was getting a better deal with the home price.

 

A third biggest mistake was “failure to disclose known defects or problems.” Virtually tied for fourth place were: “underpricing their real estate properties” and “not utilizing Internet technology  to market their homes.” 

 

With the fast home price increase, we’ve seen in many housing markets all over the nation, it’s not shocking that seller’s expectations sometimes overtook their local real estate market reality.

Bearden expressed surprise over the negative response to agents representing both buyers and the sellers:  “Actually it boils down to good rapport with the consumer. The agent who connect effectively and stays in touch all through the real estate deal usually have a positive experience for both the buyer and the seller. With preset response systems, customer rapport should not be an issue.

Real Estate and Credit

 

Making money in real estate is always going to be an option, as the current real estate market remains depressed then big opportunities will present themselves every single day.

It's a sad fact that many people have overextended on credit and as such have been forced to foreclose and walk away from the family home. Right now the foreclosure market is running hot due to record numbers of defaults in the US. Smart cashed-up investors are very much aware of this and are ready to purchase homes at well below market value.

Just as many people made money as the market rose many people are making money on the falling market. It still remains true that you make money when you buy. Of course, people will point the finger of blame at everyone else in these situations, it's sad that families have to lose their home but at the same time, we live in an age where people tend to duck personal responsibility on every level they can. People should be prepared to accept the fact that they got themselves into high levels of debt and be prepared to accept responsibility for their actions.

 

The property market will take time to recover from the downturn and this will give people time to recover and sort out their financial situations. Lessons will be learned and banks’ lending criteria will be evaluated and corrected to stop this from happening again. If you are in a situation now where it looks like you stand to lose the house then the best thing you can do is open up the lines of communication with the bank or finance company, they are ready to talk in most cases.

When I Moved to Scottsdale

 

When I moved to Scottsdale more than 10 years ago, my friends thought I was crazy.  “What are you going to do in the middle of the Desert?” they would say.   “There is no culture there”…”great for golfing but what else?” theatre, what about the theatre? Many added “Where would you dine…Burger King, Denny’s or T.G.I.Friday`s?

Well, Scottsdale and the general Phoenix area has changed quite a bit since then.  There is now a highway system that navigates throughout the Valley and light rail has gone from the planning stage to fulfillment!  There have always been many things to do in the Scottsdale area such as hiking, mountain biking, rock climbing, and backpacking.   The Valley has offered award-winning golf courses and fabulous shopping venues.  We have wonderful resorts and spas which have been here for years and continue to add more yearly.

The snobbery and turning a frown to my adventure into the Desert did not diminish my drive to change my life and leave the problems of L.A. behind.  I won’t go into the details of why I left L.A. but the words “earthquakes,” “fires”, “floods” and “rock slides” come to mind.

The Scottsdale area has many opportunities to enjoy the outdoor lifestyle and yet has a cosmopolitan feel for upscale living and entertainment including theatre.  Sure, most Americans think of New York and L.A. for the raising of the curtains and seeing live entertainment on stage. Off-Broadway Theatre is big in the Valley with shows at the Gammage Auditorium at ASU and Herberger Theater.  Concerts fill the Valley’s night air at the Dodge and Celebrity Theaters as wells as the huge auditoriums at the Cricket Pavillion and the U.S. Airways Arena.

Las Vegas has its different kind of nightlife as well for which the Valley has its own affordable alternatives!  The casinos here present the opportunity to enjoy the same gambling and nightlife without the hassle of leaving town.  

We have some of the finest dinings that can be imagined.  There are standalone restaurants like Eddie V’s and Mary Elaine’s to upscale restaurants like Roy’s and Ruth’s Chris Steakhouse.  There is not one restaurant chain that has not entered the Valley.  The Phoenix area is one of the fastest growing in the nation and many of the residents are multi-millionaires.  With the influx of upper-income individuals comes the need for quality services.

So for all the caterwauling and invectives that were thrown at me for leaving L.A., I have come to and continue to enjoy the quality of life in Scottsdale and the Greater Phoenix Area.
