Assumable Loan Homes in Colorado

Explore whether taking over a seller's existing mortgage could fit your next purchase. Start with the loan terms, your available cash and the servicer's approval requirements.

What is an assumable mortgage?

An approved loan assumption transfers responsibility for an existing mortgage to a qualified buyer. Instead of replacing that mortgage with a new loan, the buyer takes over its remaining balance and applicable terms. A lower existing interest rate can be attractive, but the rate alone does not establish that a purchase is affordable.

Approval is specific to the loan, buyer and transaction. Ask the current loan servicer to confirm the assumption process, remaining term, payment, insurance requirements, fees and documentation before relying on an advertised rate.

VA loans

VA says a qualified purchaser, including a non-Veteran, may assume a VA-guaranteed loan. The loan must be current and the buyer must meet applicable credit and income standards.

FHA loans

HUD identifies FHA-insured single-family forward mortgages as assumable. Ask the servicer which approval and credit-review requirements apply to the specific loan.

Other mortgages

Do not assume another mortgage is transferable. Have the servicer review the actual note, loan program and applicable transfer requirements.

The equity gap: cash needed beyond the loan

The assumed balance may be smaller than the agreed purchase price. The buyer must account for that difference, plus closing expenses and any other required funds. Additional financing is not guaranteed and must be acceptable to the servicer and any other lender.

Flat Rate Realty Group | Hypothetical purchase breakdown
1. Agreed home price: $500,000
An example only, not a listing or valuation.
2. Remaining assumed loan: $350,000
Balance and loan terms require servicer confirmation.
3. Price difference: $150,000
$500,000 minus $350,000, before closing costs and adjustments.

A lower loan rate does not eliminate the price difference. Compare the total cash needed and full housing payment.

A practical buyer checklist

  1. Define your search. Share preferred locations, price range, timing and available funds with our team.
  2. Confirm the loan. Ask for the program, servicer, outstanding balance, interest rate, remaining term and written assumption instructions.
  3. Review all costs. Include principal and interest, taxes, insurance, mortgage insurance where applicable, HOA charges and any approved additional financing.
  4. Apply for approval. Supply the documents the servicer requests and allow for its actual processing timeline.
  5. Coordinate the contract and closing. Review financing contingencies, deadlines, title matters and approval documents with the appropriate professionals.

Important information for VA sellers and PCS moves

A release from mortgage liability and restoration of VA entitlement are different matters. VA explains that entitlement generally remains tied to an assumed loan unless an eligible Veteran completes an approved substitution of entitlement, or the loan is paid in full. Confirm the effect on your next home purchase before committing to an assumption.

For a military relocation, compare the servicer's expected processing time with your move date. Do not promise a closing date based only on a listing's assumption language.

Find potential assumable homes in Colorado

Tell us where you want to buy, including Colorado Springs, Monument, Pueblo, Castle Rock, Denver or surrounding areas. We can help review potential matches and request loan details from the listing side. A listing remark is a starting point; the servicer must confirm eligibility and approve the transaction.

Property verification: This page does not present an automatically verified inventory of assumable homes. General property-search results are not a confirmation that a home's mortgage is assumable.

Frequently asked questions

Do I have to be a Veteran to assume a VA loan?

Not necessarily. VA allows a qualified non-Veteran purchaser to assume a VA-guaranteed loan, subject to its requirements. Substitution of the seller's entitlement has separate eligibility rules.

Is a low advertised interest rate guaranteed?

No. Confirm the actual loan terms, remaining balance, loan status and assumption approval with the servicer. A home's availability and loan information may change.

Can I finance the equity gap?

That depends on available financing, your qualifications and the requirements of the servicer and any additional lender. Request a full financing review before making an offer.

How long does an assumption take?

Timing varies by servicer, loan and application. Ask for current processing expectations and set contract deadlines accordingly.
