Houses for sale by owner, has its own specific issues and prospects. Having to deal with a seller who is uninformed or who believed he has all the knowledge to handle everything alone can be very annoying, on the other hand, it can also be very viable if you are ready. First you need to understand the motivations of why they are attempting to sell their homes their own. Is it to save commission costs? Or are they a Real Estate Agent themselves? 

Homeowners try to sell a house on their own for one primary reason: To save expensive commissions. Unfortunately for the homeowner, the cost complexity and liability of doing it alone. They'll often get frustrated and tired of the process, and be ready to reduce the price and be done with it. If you help them solve their problems, your reward can be a good price on a good investment. Just keep the following in mind:

5 Points to Note when Buying FSBO Real Estate

 1. A seller isn't an agent. You have to be more careful in what you say and ask. Avoid negative comments about the house. Like it or not, the truth is that it's difficult to get a good deal if the seller doesn't like you.

 

 2. Sellers think they're being savvy and smart. If you encourage that belief, they'll be more open to your offer. Remember if you are representing yourself do not give to much information about you’re intentions for the property to the seller.  If they have a good idea, tell them so. It's not unethical to make people feel good about themselves when negotiating. Make sure you have a good Real estate agent representing you. A lot of sellers will allow you to have a Real Estate Agent represent you. 

 

 3. Typically, FSBO real estate has been on the market longer. Having a Real Estate Agent will make this process easier and will make sure you’re interests are protected.  This means you'll get a better price if you are willing to close quickly and easily.

 

4. Seller's usually don't have a plan. They don't have the idea where to close or where to keep a good faith deposit, or where to get a title policy, etc. There are simple solutions already prepared for all these problems. In case you walk the seller through the process while allowing him feel in charge, both of you will be happier. By using a Real Estate Agent they will make this process more hassle free.

 5. By you having open communication with the seller and an experienced Real Estate Agent like Colorado Springs real Estate that can execute the contract; they will be more likely to complete the process with you.
